A fast tour for property managers and organisation owners. The order below is the recommended setup sequence.

1. Set up properties

Under Properties → Add Property, create each building. Define your House Types first (under Admin → House Types) so you can attach them to properties and reuse default rents.

2. Add units

For each property, add units under Units → Add Unit. You can pick the property pre-filled by clicking Add unit from a property's detail page. Mark which units have water / electricity meters - meter readings will only be allowed on those.

3. Configure tariffs

Define how water/electricity are charged under Utilities → Tariffs. Tariffs can be flat-rate or tiered. They can apply to a specific property or org-wide.

4. Onboard tenants and create leases

Add a tenant under Tenants → Add Tenant - they receive their login credentials by SMS/email automatically. Then create a lease under Leases → New Lease, picking the vacant unit and recording any deposits.

5. Generate invoices

Either generate them manually under Invoices → New Invoice, or enable auto-generation under Settings to have them billed on a chosen day each month.

6. Verify payments

Tenants record their own M-Pesa SMS confirmations. Review them under Payments and click Verify after confirming the funds are in your account. For M-Pesa STK and paybill integrations, those auto-verify if your platform M-Pesa keys are set up correctly (super admin only).

7. Reports

The Reports hub gives you 13 different views - rent roll, arrears, vacancy, P&L, tax, etc. Every report can be filtered by property and date range, and exported as CSV.

SOS & safety

Configure SOS under SOS → Configuration to enable the feature, set escalation timeouts, and define the default alert type. Add emergency contacts (caretaker, security, hospital) under SOS → Emergency Contacts.
